Leaky-condo envelope failure (face-sealed era)
Wood-frame, stucco-clad buildings built with "face-sealed" walls that relied on a perfect outer seal and had no drainage/ventilation (rainscreen) cavity.
Rainscreen construction was only mandated in the BC Building Code around 1999; buildings before that trapped wind-driven rain behind the stucco, causing hidden rot and mould.
What it means for you: Envelope failure drives multi-million-dollar remediation and special levies. Many buildings have since been rainscreen-remediated — the key question is whether this one was.
Cost signal: Full rainscreen retrofit is six-figures+ per building; ~45% of BC strata units from this era were affected.
Check: Depreciation report, envelope/rainscreen remediation history, and any warranty on the remediation.
