Kitec plumbing (dezincification)
PEX-AL-PEX composite piping with high-zinc brass fittings; the zinc leaches out (dezincification), leaving weak, porous fittings prone to sudden bursts, and hot lines can delaminate above 82°C.
Installed 1995–2007 (used in the GTA to ~2011); recalled in 2005.
What it means for you: Many insurers refuse to cover buildings with Kitec and demand proactive building-wide repiping.
Cost signal: Repiping ranges from $5,000 to over $25,000 per suite; the class-action claim deadline has passed.
Check: Fittings marked "Kitec"/"PEX-AL-PEX" (orange + brass); confirm whether the building has been repiped.
